The one that actually matters is section 2: what you unlock here is confidential, and sellers are relying on that.

1. Accepting these terms
By using this site you agree to these terms. If you register for access to deal detail, you agree to them on behalf of yourself and any entity you're buying through. If you don't agree, don't register — the public pages are free to read either way.
These terms work alongside our disclosures and privacy policy. Where the disclosures describe what we do and don't warrant, those descriptions are part of this agreement.
2. Confidentiality — the important one
Most sellers on this site have not publicly announced that they are selling. Their tenants don't know, their neighbors don't know, and in some cases their family doesn't know. That is the entire reason the information is behind a registration form instead of on the open page.
Everything you unlock here — street locations, addresses, asking prices, rents, expenses, occupancy, and anything we tell you about a seller's situation — is confidential. You may use it to evaluate a purchase for yourself or your own entity, and to share it with your own attorney, lender, accountant, inspector, or partners who need it for that purchase and who agree to keep it confidential. You may not do anything else with it.
Specifically, you agree not to:
- republish, post, forward, or syndicate this information — including in an investor newsletter, a group chat, a social post, a buyer's list, or another deal platform;
- use it to contact a seller, their tenants, or their agents directly to go around us;
- use it to build or enrich a database, mailing list, or lead product;
- use it to solicit a listing or a management contract from a seller;
- share your login access, or your unlocked view of this site, with anyone outside the group named above.
These obligations continue for two years after you last access the site, and they survive the closing of any transaction. They do not apply to information you already had from a source free to give it to you, or that becomes genuinely public through no act of yours — a property later appearing on MLS is the ordinary example.
We know a registration form is not a signed NDA, and we're not pretending otherwise. Before we hand over an exact street address, we ask for a signed confidentiality acknowledgment on that specific property. This section is what governs everything short of that.
3. Your registration
Give us accurate information. Registering under a false name or a throwaway address to see seller information you'd otherwise be refused is a breach of these terms, not a clever workaround, and it is the kind of thing we take seriously because it is someone's home or livelihood on the other end.
Access is personal to you. Your session lasts about 90 days and then you'll be asked to register again. Access is offered at our discretion and we can withdraw it — see ending access.
4. What you may not do
- Scrape, crawl, harvest, or bulk-download any part of this site, or use an automated tool, script, or agent to access it.
- Attempt to reach deal detail without registering, or to defeat, forge, or tamper with the session token or any other access control.
- Probe or test the security of the site, or interfere with its operation.
- Use the site or anything on it in a way that violates fair housing law — see the fair housing disclosure. We will end your access and decline to work with you.
- Misrepresent who you are or who you're acting for.
5. No reliance
The site and everything on it are provided as is, without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
As set out in the disclosures, the figures here come from sellers and are not verified by us. You agree that you are not relying on any information from this site in deciding to buy anything, and that you will conduct your own due diligence. If a number here turns out to be wrong, that is a reason to have checked it, not a claim against us.
6. Our content
The text, photographs, layout, and design of this site belong to Profitable Properties Boston LLC or are used with permission, and are protected by copyright. You may read them and print a copy for your own evaluation of a property. You may not reproduce or republish them otherwise. Property photographs are supplied by sellers and may carry their own restrictions.
7. Liability
To the fullest extent the law allows, Profitable Properties Boston LLC and its affiliates, members, and employees are not liable for indirect, incidental, consequential, special, or punitive damages, or for lost profits or lost opportunity, arising from your use of this site or from any information on it — including a transaction you did or didn't enter into.
Our total liability arising out of or relating to this site is limited to one hundred dollars ($100). Nothing in these terms limits liability that cannot lawfully be limited, including for fraud or for our own willful misconduct, and nothing here limits any duty a real estate licensee owes under Massachusetts law.
8. Ending access
We can end your access at any time, with or without notice — most often because someone forwarded confidential detail, scraped the site, or registered under a false identity. Your obligations under section 2 continue afterward.
You can end it too: ask us to delete your record (see the privacy policy) and clear your cookies.
9. Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts sitting in Suffolk County, Massachusetts, and you consent to their jurisdiction.
If any provision is held unenforceable, the rest stays in force and that provision is narrowed only as far as necessary.
10. Changes
We may update these terms; the "last updated" date above will change. Continuing to use the site after a change means you accept it. A change never applies retroactively to information you unlocked before it — the confidentiality you agreed to when you unlocked something is the version that governs it.
