What we collect and how to make it stop
Short version: we collect what you type into our forms, we use it to send you deals, we don't sell it, and one word by reply stops it.

1. What we collect
- What you type
- Name, email, mobile number, and the buying criteria you give us — price range, financing, timeline, property types and areas. Sellers additionally give us the property address and whatever they choose to tell us about it.
- Proof of consent
- When you tick the consent box we store the date and time, your IP address, your browser's user-agent string, and the version of the consent wording you were shown. We keep this so we can prove what you agreed to — and so you can check it.
- A session cookie
- See cookies below. It is what keeps deal detail unlocked on your next visit.
We do not buy your personal information from data brokers to enrich what you gave us, and we do not run trackers that follow you around other websites. There is no advertising pixel, no analytics tag, and no third-party script on this site.
2. What we do with it
We use it to send you off-market properties that match what you told us you buy, to answer you when you ask about one, and to arrange a walkthrough. That's the whole product. If you tell us you buy three-families under $2M in Dorchester, the point of collecting that is to stop sending you six-unit buildings in Somerville.
We also look at aggregate patterns — what price ranges and neighborhoods people are asking for — to decide which properties to go find. That analysis does not identify you to anyone outside our company.
3. Who else sees it
We share your information in exactly four situations:
- Our affiliated companies — Green Ocean Property Management and Pro Services Boston, both under common ownership with this brokerage. See the affiliated business disclosure.
- Vendors who run our systems — our CRM and email/SMS provider, our web host, and similar service providers, who process it on our behalf and are not permitted to use it for their own purposes.
- A seller or their counsel, if you ask us to bring your interest in a specific property to them. We tell you before we do this.
- When the law requires it — a subpoena, court order, or regulatory request.
We do not sell your personal information, and we do not share it with third parties for their own marketing. Your name is not going onto a list that gets resold to a lender, an insurer, or another brokerage. If we ever change that, we will ask you first rather than quietly update this page.
4. Calls, texts and email
This is the section that matches the checkbox you ticked when you registered. When you gave us your mobile number and ticked that box, this is what you agreed to:
You agree that Profitable Properties Boston LLC, doing business as Boston Deal Room, may call, text, and email you about off-market properties and related services, including with an automatic telephone dialing system or a prerecorded or artificial voice. Message frequency varies — typically a weekly email and an occasional text about a specific property. Message and data rates may apply. Consent is not a condition of any purchase — you can register, receive deals by email only, and buy a property from us without ever agreeing to texts. Reply STOP to any text to end texts and HELP for help.
Consent is not required to use this site or to work with us. If you'd rather we only email you, say so in a reply and we will note it — or simply don't tick the box.
5. How to stop
- Texts
- Reply STOP to any message. It takes effect immediately and does not require a conversation.
- Click unsubscribe at the bottom of any email, or reply with "unsubscribe". One click, no retention flow.
- Calls
- Tell whoever calls, or email us. We note it and stop.
- Everything, deleted
- Email deals@bostondealroom.com and ask us to delete your record. See your rights.
Opting out of marketing does not stop us replying to a message you send us. If you email asking about a property after you unsubscribe, we will answer you.
6. Cookies
This site sets two cookies and neither one tracks you.
- bdr_session
- A signed token proving you registered, so deal detail stays unlocked for 90 days. It contains your email address and an expiry, signed so it can't be forged. Your browser can't read it and neither can any script on the page.
- bdr_access
- A single character telling the page to try unlocking on a return visit. It grants nothing by itself.
There are no advertising or analytics cookies. Clearing your cookies logs you out and nothing else; you can re-register with the same email.
7. How long we keep it
We keep buyer and seller records for as long as you might plausibly want to hear from us, and we review the list periodically. If you go three years without opening an email or replying, we delete you rather than keep emailing a dead address. Records tied to an actual transaction are kept longer where brokerage record-keeping rules require it. Consent records are kept for at least four years after your last contact, because that is how long we might need to show what you agreed to.
8. Your rights
Email us and we will, without charging you and without making it difficult:
- tell you what we hold about you;
- correct anything that's wrong;
- delete your record, except where we're required to retain it;
- send you a copy in a portable format;
- stop all marketing while keeping your record, if that's what you prefer.
We honor these requests from everyone who asks, regardless of what state you live in and whether or not a statute obliges us. Ask at deals@bostondealroom.com; we aim to respond within 30 days.
9. Security
The site is served over HTTPS and the session token is signed and marked HttpOnly and Secure. Access to the CRM holding your record is limited to people at our companies who need it. That said, no system is perfect, and this is a marketing site rather than a vault — so please don't send us financial statements, proof of funds, or identity documents through these forms. When we need those, we'll send you a secure way to deliver them.
