1. Who is advertising
Boston Deal Room is a marketing service of Profitable Properties Boston LLC, a real estate brokerage licensed by the Commonwealth of Massachusetts. Jarrett Lau is the Broker of Record.

Every page of this site is an advertisement placed by a licensed real estate broker, and we say so on every page. Massachusetts requires a broker to disclose that they are a broker and to name the brokerage in any advertisement of real property (254 CMR 3.00(9)).
2. Our affiliated businesses — read this one
The same ownership behind this brokerage also owns two other companies you are likely to be introduced to if you buy something here:

- Residential and condominium property management. If you buy a building and want it managed, this is the company we will suggest.

- In-house maintenance and licensed general contracting. If the building needs work, this is the company we will suggest.

- The brokerage operating this site. It earns a commission when a property sells.
So we have more than one way to make money from you, and you should price that in. We earn a commission on a sale, a management fee if you hire us to manage, and a construction margin if you hire us to do the work. Those are three separate decisions and you are under no obligation to make more than the first one — or any of them. Nothing on this site is conditioned on using an affiliated company, and we will give you outside references for management or construction if you ask.
We disclose this because a renovation estimate from a company that wants the renovation job is not a neutral estimate, and you deserve to know that before you read one — not after.
3. Whose side we're on
Registering on this site does not make us your agent. It does not create a brokerage, agency, fiduciary, or client relationship of any kind, and it does not obligate you to work with us or to pay us anything.
On most properties advertised here, we either represent the seller or have no agency relationship with anyone. Assume we are not representing your interests unless you and we have signed something that says we are.
Massachusetts requires a real estate licensee to present the Massachusetts Mandatory Licensee-Consumer Relationship Disclosure at the first personal meeting to discuss a specific property. You will get that form from us at that meeting, and it — not this website — governs the relationship from then on.
4. The numbers are not verified
Rents, expenses, taxes, square footage, unit counts, year built, cap rates and every other figure on this site come from the seller, from owner-provided records, or from public data. We pass them along substantially as we receive them.
We do not audit them, verify them, or warrant them, and you should not buy anything on the strength of a number you read here. Cap rates and market-rent estimates are arithmetic performed on unverified inputs, which makes them opinions, not findings. Do your own diligence: pull the rent roll, read the leases, order the inspection, check the assessor's records, and have your own people run the math.
Where we know something is wrong or uncertain with a property, we try to say so plainly in the listing itself rather than bury it. That is an editorial habit, not a guarantee that we found everything. We will not have found everything.
5. Why addresses are imprecise
Most sellers here have not put their building on the open market, and several have not told their tenants, their family, or their lender that they are considering a sale. A street address is enough to identify the owner in a public assessor database, so publishing one does real harm to a person who came to us specifically to avoid that.
So the address is released in stages:
- Before you register
- Neighborhood only.
- After you register
- The street and neighborhood — for example "Sydney Street, Dorchester" — with no house number and no unit number.
- After a signed confidentiality acknowledgment
- The exact address, one property at a time, from a person.
On most properties the exact address is not stored anywhere on this website at all, in any form, locked or unlocked. That is a deliberate design choice rather than a promise about our security, and it means the address cannot leak from this site because it was never put here. A small number of properties whose sellers have agreed in writing to wider disclosure do release the full address to registered users.
If you are a seller and even the street name is too much, tell us and we will list the property with the neighborhood alone, or not list it publicly at all.
6. Availability and prior sale
Every property shown is subject to prior sale, lease, withdrawal, or change in price or terms without notice. Off-market inventory moves without a public record of the change, so a property may be gone before this page reflects it. A property appearing here is not a representation that it remains available.
7. Not an offer
Nothing on this site is an offer to sell or a solicitation of an offer to buy any property, and nothing here is an offer or solicitation in any jurisdiction where that would be unlawful. No agreement exists between you and any seller until a written purchase and sale agreement is signed by all parties.
Nothing here is an offer of a security or an investment contract, or an invitation to invest in any pooled vehicle, fund, syndication, or joint venture. The properties advertised here are direct real property acquisitions. Nothing on this site is legal, tax, accounting, or investment advice — retain your own attorney, accountant, and advisors.
8. Fair housing
We comply with the federal Fair Housing Act and with Massachusetts law, and we will not assist anyone in an attempt to do otherwise.
Massachusetts law (M.G.L. c.151B, §4) prohibits discrimination in housing on the basis of race, color, religious creed, national origin, ancestry, sex, sexual orientation, gender identity, age, marital status, familial status, disability, genetic information, veteran or active military status, and receipt of public assistance or housing subsidy — including a Section 8 or other housing choice voucher. The state list is broader than the federal one; source of income in particular is protected here and is not protected under federal law.
This matters to buyers of tenanted buildings. A plan that depends on removing tenants because of who they are, where their rent money comes from, or whether they hold a voucher is unlawful in Massachusetts, and we will not help execute it. If you ask us to, we will decline and end the conversation.
We do not advertise, and will not accept a listing that asks us to advertise, any preference, limitation, or discrimination based on a protected characteristic. A buyer who believes they have experienced housing discrimination may contact the Massachusetts Commission Against Discrimination at 617-994-6000 or mass.gov/mcad.
9. Wire fraud
We will never email you wire instructions, and we will never email you a change to wire instructions. Real estate wire fraud works by spoofing a familiar email address at the moment money is about to move. If you receive wiring instructions that appear to come from us, from a closing attorney, or from a title company, stop and call the sender at a number you already had — not one printed in the email — before sending anything. Money sent to a fraudulent account is usually unrecoverable.
